Alley updates
Hey Friends and Neighbors - Wanted to let you know I heard back from DC Water last week after their meeting. They are still formulating their plan for the sewer updates and are collaborating with Washington Gas who have permits for updates as well. Both our ANC rep Kasie Durksit and our rep Kimberly Kennedy from Councilman Allen¡¯s office have also contacted both agencies to alert them of the historic nature of the alley. As Corey and Kasie noted in an earlier email, both agencies are required to restore the alley to its original condition. I dug up some old letters from 2014 that several residents of the alley put together to request the historic restoration of the river rocks. I thought folks may be interested in what the alley looked like in the old days¡. when sidewalks were death traps, road signs a rarity and bike lanes a dream. And when our alley was a big water cess pool! Thank goodness those are bygone days! I have faith that the agencies will take care of River Rock Court - and I will keep checking in with the agencies and our neighborhood representatives to be sure they continue to advocate as well. Cheers! Martha Martha Stracener Dantzic Quicksilver Productions Foundation martha@... Washington, DC 20003 202.669.3818 cell

Dog Food to Give Away
Hi all, I unfortunately bought a 35lb bag of Purina Pro Plan Complete Essentials kibble before realizing that my dog is allergic. Would anyone on the block be interested in taking this for their dog? It's unopened and I only ordered it about a month ago. I also have some Honest Kitchen Bone Broth Pour Overs (beef stew) to give away. My dog is apparently pickier than my children and totally rejected it. Thanks! Shelby (239 11th)

Request to submit 311 ticket
Hello, I hope everyone had a good weekend! I am writing regarding the white SUV illegally parked on Ind at the intersection with 11th. It has been there at least 44 days. It was much further from the curb before it was hit by a bus, last weekend...? Anyway, 2 previous attempts to get it removed were unsuccessful. Today I opened another Abandoned vehicle/Danger to public space ticket AND understand if there are multiple similar tickets, it is more likely to be resolved. If you would like to open a ticket, it is a White Buick Encore SUV with Alabama tag number 908BBL. It has been parked for at least 44 days. I chose 1107 Ind as the closest address so they look on Independence, not 11th. (Yes, if you put our address it will be closed as vehicle not found. ?) Thank you. Cathy

Mott¡¯sMarket Update & Invitation
Dear Friends and Neighbors, As you all almost certainly know there has been an effort afoot to save Mott¡¯s Market by buying the building, renovating it and leasing it to a market operator to run a corner store. To date, more than 70 investors mostly from our broader Capitol Hill neighborhood have invested (mostly $5,000 to $10,000) in a newly formed limited liability company, we are nearing completion of renovations on the apartment and have submitted a permit application for the renovations to the first floor and the facade. We have also found an operator to lease the commercial space. His name is Peyton Sherwood (son of long time NBC Anchor Tom Sherwood who is co-host of the Poltics Hour with Kojo Naamdi) and he has successfully opened several restaurants/bars including St. Vincents (a wine bar and jazz venue) and Midland¡¯s Beer Garden up on U Street. Peyton was looking for a new project and loved the story of the neighborhood group forming to save the market and was inspired to put together a business plan that is consistent with our vision and he believes from experience can succeed. The front portion of the store which was the existing footprint of the market prior to closing, will continue to be used as a market. We have cleared out the stairwell and reoriented the stairs to the basement creating space for a sandwich counter which will sell freshly made sandwiches and other prepared foods as well as wine and beer for consumption on premises including in a garden patio in the rear and on the sidewalk out front. The store will also serve breakfast items and coffee drinks in the morning. The store will NOT be a traditional bar and will close by 8PM but will provide another site in our neighborhood where we can gather with friends for a glass wine after work, grab lunch while working from home or send our kids after school for a bag of chips. . We believe Peyton has a great design aesthetic and has the experience to make this work. He is looking to build on the neighborhood enthusiasm and has proven very receptive to ideas such as using the store as a drop off point for the CSA that currently uses our garage as the drop-off point and selling fresh produce from the farm. He would also like to continue the events that the LLC has been running thoughout the year as well as implementing some other ideas of his own. As some of you may have heard Martha and I have gotten pretty deeply involved with the project. We firmly believe like most of you that we live in a unique neighborhood. Part of what makes it so special is places like the Eastern Market, Hill Center and the many locally owned corner markets that dot the Hill. Once these markets are converted to housing, they are not replaced. So when Mott¡¯s closed we were early joiners of the effort to Save Mott¡¯s Market, have made a meaningful investment in the LLC and are also providing financing to Peyton. David (whose immigrant grandparents ran a kosher market in Newport Rhode Island) was able to lend his professional skills as a transactional lawyer to forming the entity, raising the necessary debt financing, and developing the governance model. He is serving on the board and along with the other board members have driven the effort to find a suitable tenant and manage the renovation. It is an audacious vision, and we are perilously close to pulling it off. We want to invite you to join us by considering an investment in the Neighborhood LLC. We still need to raise $50,000 of additional new investment (which will unlock $50,000 of additional commitments by the existing investor base). We are asking for a minimum investment of $5,000 and can arrange a payment plan over 1 to 3 years if necessary. Like any investment there are no guarantees but please rest assured that we have put together a business plan with assumptions we believe are reasonable (all of which we are happy to walk you though) which shows that the company will be cash flow positive within 3 years (allowing small to moderate distributions to the equity holders) and will pay off its mortgage in under 20 years do

Tree removal on 11th st!
Hello Neighbors, I am happy to announce that finally the two dead trees in front of 219 and 221 11th st SE are scheduled for removal next week, March 26-27! (I requested it almost a year ago) You'll see the signs posted on the trees. So, be sure NOT to park in front next week and let your neighbors know too. We don't want to delay their removal further because a car is parked there preventing the tree people from doing their job! I will be sure to be on them to grind out the stumps and put in new tress. Though likely that won't happen till the fall since it is hard for young trees to survive our brutal summers. Thanks for your attention to this request! Antonia

Letter to Save Pacci's on Lincoln Park
Hey Friends and Neighbors - check out this campaign below to save Pacci¡¯s at Lincoln Park. See Skinners background info to learn more. Begin forwarded message: From: Michael Skinner <michael.skinner.dc@...> Subject: Letter to Save Pacci's on Lincoln Park Date: March 12, 2024 at 2:33:45 PM EDT To: Michael Skinner <michael.skinner.dc@...> Hi Friends, Some of you may know of Pacci's, the new-ish restaurant on the east end of Lincoln Park. They need some help from the neighborhood to get a variance to their zoning to allow them to operate their second floor as part of the restaurant. Otherwise, they may close. Here's the google form to sign on in favor of the variance. And here's more background info... Councilmember Allen will be sending a second letter to the members of DC's Board of Zoning Adjustment next week, urging them to grant a variance of use for Pacci's, located at 106 13th Street, SE on Lincoln Park, to enable the restaurant to use its second floor for dining. We need your support - please sign to add your name to the letter! Background: In December 2023, Councilmember Allen wrote a letter to the Board of Zoning Adjustment supporting Pacci's application for a variance to allow them to use their second floor for dining, rather than as a small, residential space (which has never been occupied by anyone besides restaurant staff). The change - supported by neighboring ANC representatives and neighbors - would enable Pacci's to sustain itself and ensure this space on Lincoln Park doesn't turn over yet again. Since 2013, three restaurants have come and gone, likely because the building is small -- just 1,500 square feet -- and can't successfully host both a restaurant and residential space. The pressing concern is that, without intervention to change the zoning, the building will remain mostly vacant or continue to play host to a rotating cast of short-lived businesses. Here's a link to Councilmember Allen's first letter: https://www.charlesallenward6.com/letter_from_cm_allen_to_board_of_zoning_adjustment_regarding_case_20996 Best, michael Michael Skinner 1212 Walter SE WDC 20003 C - (301) 523-7667 -- You received this message because you are subscribed to the Google Groups "Mott's Investors" group.
